QUESTIONS  

 

What can I expect from a home inspection?

The inspection will cover major components of the home to include the exterior, foundation, garage,  kitchen, bedrooms, bathrooms, roof, chimney, electrical, heating and cooling, plumbing, attic, driveways, walkways, decks, patios, drainage and more.

How Long will my home inspection take?

You can expect a minimum of 2 1/2 hours though some larger or older homes may take more The age and how well the home was maintained both determine how long the inspection will take. Older homes that have not been well maintained will take longer than newer homes that have. 

Can I be present when the inspection takes place?

Absolutely! We strongly encourage you and your spouse/partner to attend the inspection. When the inspection is complete I will go over the findings and I will be more than happy to address any questions, issues or concerns you may have. A large part of the inspection is introducing the buyer to their home and its components.

When can I expect the completed report?

At the end of the inspection you will receive your complete report. With your authorization, the Real Estate Agents or anyone else you choose will also receive a copy.

Can a home Inspection fail?

No. There is no such thing as a perfect house, even with newer homes. All homes have areas of concern but most everything can be repaired. It’s our job to point them out to you so you can make an informed decision.  Don't be unnecessarily alarmed to find your future home has problems, all homes do.  Read the report in its entirety then make an honest informed decision about the home.

 Will you tell me whether or not I should buy the home?

No As a home inspector we must adhere to the NAHI Standards of Practice. Our job is to point out areas of concern as well as strong points of the home. The decision of whether to buy or not is strictly up to you. 
 

Do you recommend contractors, give bids on repairs or do repairs yourself?

No and you should be wary of any home inspector who does. MGI Home Inspection adheres strictly to the standards of practice and code of ethics set forth by the National Association of Home Inspectors. A fair and unbiased inspection is the result.

Who pays for the repairs that you find in your report?

This is beyond the scope of a home inspector. We will offer no opinion or advice in this matter. To remain objective and avoid a possible conflict of interest we do not involve ourselves in any aspect of the purchase decision. 
 

When are you able to perform an inspection?

Normally we can inspect the day after you inquire but not always. We will make the best effort to schedule your inspection within two business days of your request. Often there are conflicts between the schedules of the buyer, seller, and realtor.  

What is the fee for an inspection?

The fees for a home inspection, depends on a number of factors. Size, age, components of the home and whether it has a raised foundation or slab. After a few brief questions over the phone we will be able to quote you our fee.
